From letting us know about the bank repossessions coming on the market, to handing us our keys, they couldn’t have been more helpful. They introduced us to a lawyer to help us through the process, a currency exchange company who helped get us a great deal compared to the high street bank, a company to help us register a car in Spain, and gave many other recommendations throughout the process. Their knowledge of the local area, and helping us understand what is normal in Spain was so much help. Gillian helped keep me calm when the bank repossession formalities seemed to take forever and it felt like we were going in circles, but it was all so worth it in the end to get our little bit of luxury in the sun. They also got their tradesmen to sort out our electrics and some small snagging issues, so the apartment was ready for us arriving. Nothing was too much trouble. The most helpful, genuine and trustworthy property agents you could find, I’d highly recommend Selling Sunset to anyone.

We visited La Torre in Murcia in October 2023 with a view to get a feel for the area. Whilst there we had some viewings with several estate agents, one being Selling Sunset and Gill. We explained to her that we were only looking as probably wouldn't be in a position to buy until middle of 2024. She was totally fine with that and while we had only chosen one property to view, she showed us around several other different properties so we could do a compare and contrast. Gill also gave us an introduction to a company that she recommended for currency exchange for when we were ready to proceed. We fell in love with a property when we were there which unfortunately for us had just accepted an offer. We asked Gill to contact us if any properties similar to the one we loved came on the market. She had been so helpful in us making up our mind on what we finally decided we did want, which was different to what we originally thought we wanted. A few weeks later we were told the property sale had fallen through. Gill was fantastic in contact with me negotiating the whole process and we agreed a sale with the vendor. Thats when the panic set in and hearing stories about the Spanish buying process. Gill arranged a local solicitor for us and helped us every step of the way. In February we flew over to pick up the keys. We arrived on a Sunday and Gill and Iain both welcomed us at the house to give us the keys and talk us though everything in the property. I can't thank them enough for making the whole process so easy and I would highly recommend them to anyone. The currency provider they recommended saved us thousands on the exchange and we continue to use them for all transfers to our Spanish account. The solicitor they recommended have also been great sorting everything out for us. So much so that we have retained their services too for all our future needs.

Combien coûte une vente avec vous ?
L’estimation est gratuite. Nos honoraires sont une commission sur le prix de vente, convenue par écrit dans le mandat avant le début de la commercialisation et réglée en principe à la signature chez le notaire. En tant que vendeur, prévoyez aussi la plusvalía municipale, l’impôt sur la plus-value éventuelle (si vous n’êtes pas résident en Espagne, l’acheteur en retient 3 % du prix à titre d’acompte) et la mainlevée de tout prêt hypothécaire sur le bien.
Combien de temps faut-il pour vendre ?
Cela dépend surtout du prix, de l’emplacement et de l’état du bien ; un prix réaliste est ce qui raccourcit le plus le délai. Une fois l’offre acceptée et les arras signées, l’acte notarié suit généralement sous un à trois mois, un peu plus si l’acheteur a besoin d’un prêt.
Dois-je être en Espagne ?
Non. Nous pouvons garder un jeu de clés et accompagner chaque visite, et le mandat peut être signé électroniquement. Pour l’acte, vous pouvez signer en personne chez le notaire ou donner procuration à une personne de confiance ; une procuration signée à l’étranger doit être apostillée. Vous aurez besoin d’un NIE.
Quels documents me faut-il ?
Le titre de propriété (escritura), une nota simple récente du registre foncier (nous pouvons la demander), le dernier avis d’IBI, un certificat de la copropriété attestant l’absence d’impayés, le certificat de performance énergétique (obligatoire avant toute annonce), la cédula de habitabilidad ou la licence de première occupation le cas échéant, votre passeport ou NIE et des factures récentes.
Puis-je vendre si le bien est loué ou en location saisonnière ?
Oui. Un bail longue durée se poursuit après la vente et l’acheteur le reprend ; selon le contrat, le locataire peut disposer d’un droit de préemption, c’est pourquoi nous examinons le bail avec vous au préalable. En location saisonnière, nous organisons les visites autour des réservations et convenons avec l’acheteur de la gestion des réservations futures et de la licence touristique éventuelle.
